Occupied Homes | Vacant & Newly Purchased Homes | Open Houses Basic Home Staging Consultation Home Staging Consultation, Written Report & Action Plan We tour the interior and exterior of the home with the homeowners, discuss the pluses and minuses and take digital “before” photographs and detailed notes. Within 24 hours, we provide a detailed and comprehensive written report and action plan with staging to do’s to prepare your home for sale and showcase its features. We also provide the sellers with a checklist of all tasks to be done prior to home showings. After the homeowners complete the staging, we will return to the home to fine-tune any areas. At this time, we take after or “staged” photographs. Photographs are provided electronically to the homeowners and agent for use in MLS or other marketing materials. In addition, we provide assistance in marketing the property for sale. Flat Fee Charged for this Service. Hands-on Staging Hands-on Staging occurs when the homeowners are limited by time or unable to complete the staging recommendations in the Written Report & Action Plan. We do as little or as much as the client wants. We can stage an entire home or select rooms that will provide the largest impact. We also provide exterior or “curb appeal” staging. We are very resourceful in using the homeowners’ current furniture, accessories and décor in our staging. If additional furniture, accessories or décor are needed to stage the home, we offer shopping services to select these items –or- we offer monthly rental services of our extensive staging inventory which includes furniture, decorative accessories and décor. Color Consultations If you are having trouble deciding the best color to paint your occupied home for sale, we offer color consultations for occupied homes and all architectural styles from Victorian to Ranch to Modern Suburban and Contemporary ~ interior and exterior. Flat Fee Charged for this Service. Staging by Email Yes! We provide staging by email. All you do is send us detailed and clear pictures of the trouble room(s) or area(s) and we will provide a detailed Written Report & Action Plan. The report provides the homeowners with all the necessary information and recommendations for the homeowners to stage and prepare the room(s) or area(S) for sale and showcase their features. We also provide the sellers with a checklist of all tasks to be done prior to home showings. Images must be submitted in “jpg” or “tiff” format and at least 300 pixels in size. These needs typically include rental of furniture, home décor and accessories. At the time of the initial visit, we take digital “before” photographs of the home. After the assessment is complete and within 24 hours, we provide the client with a written Bid & Report for Staging Services. The bid includes estimates for hands-on staging, cost for rental of furniture and staging company inventory. We can stage all rooms in a home, “high impact” rooms or create beautiful vignettes. We also provide staging of exterior areas. After staging is completed, we take staged or “after” photographs. Photographs are provided electronically to the homeowners and agent for use in MLS or other marketing materials. In addition, we provide assistance in marketing the property for sale. Hourly and Monthly Rental Fees Charged for this Service. New Homeowner Move-in Services We provide new homeowner move-in services and assist you in placing and arranging your personal items, décor, artwork and furnishings. Listing Appointment Home Staging Consultation We personally attend your first viewing or listing appointment and provide on- the-spot verbal Home Staging Services & Consultations to the homeowners. We also provide this service after you secure the listing and need us to assist in providing staging advice to your clients. Since we are a neutral third-party, we remove the uneasiness of you advising your clients what needs changing in their home to put its best selling face forward. An added bonus is this is an easy and economical way to stand out from your colleagues by providing this service to your clients! Flat Fee Charged for this Service. Client Gifts We provide gift certificates for you to present your clients. We can assist your clients in home staging for sale or new homeowners with staging to live. We assist in new home set-up, furniture, décor and home accessory placement, color consultations, landscaping selections and so much more! Gift Certificates Priced Using Hourly Fee. Open Houses Broker Open/Public Open Houses/FSBO Open House We provide staging services for your Broker Open or Public Open House. We will arrive before the scheduled open house and stage or redesign the home for the best showing at your Open House. For an additional hourly fee, Staging Professional can remain for the Open House and professionally handle all guests and inquiries. The Staging Professional will direct all leads to the Listing Agent or FSBO and provide visitors with the agent’s or FSBO’s contact information. Hourly Fee Charged for this Service. - Back to Top - Redesign & Home Makeover Services Redesign & Home Makeover Using your own furnishings and home accessories, we empty the chosen rooms and then transform your home by redesigning and arranging your personal items, décor, artwork and furnishings. We keep in mind your lifestyle and complement your current living space. For very little investment, redesign can create a perfect home environment for you and your family. Hourly Fee Charged for this Service. Color Consultation We provide color consultations to assist the client in making paint, furniture and home accessory/décor color decisions. We can advise on one designated room or an entire home ~ interior and exterior. Hourly Fee Charged for this Service. Decorating Service You know how you want your home to look yet are unsure how to bring it all together. Our decorating and installation services assist in developing a decorating plan, advise you on paint selections, room and color schemes and help with furniture, home accessory/décor and selection and placement. Hourly Fee Charged for this Service. Personal Shopping for Client We provide personal shopping services for the client by selecting just the right home accessories and décor. We hunt for great accent pieces that are within a designated budget that you provide us in writing. We keep meticulous logs of our time and we shop for and purchase items and provide you with the receipt. We return any items that you do not want to keep and this time is included in hourly fee (not charged as additional fee). You reimburse for all items you decide to keep so it is really simple!
